The notion that someone can spend $10,000-$15,000 for a kitchen is intriguing. Most properties that I deal with sell for less than $75,000. Hence the ROI on an investment of $10-$15K+ is usually out of the question. What mimimal upgrades would you suggest as cost effective?
I usually work with houses that are anywhere from 50-95 years old. Bungalows (Arts and Crafts) are my personal preference.
Unlike some other investments, a remodeled kitchen still adds a lot of value to a house. In fact, according to the National Association of Home Builders, kitchen upgrades return more than 81 percent of their value when it’s time to sell. That should be encouraging news if you’re on the fence about remodeling your kitchen. And although it can be an expensive and time-consuming, your kitchen redo may not have to be a massive undertaking. “The scope of your project will be determined, for the most part, by the amount of construction that’s involved,” says kitchen designer and builder Chuck Weidenbach. In other words, a lot will depend on the types of changes you plan to make. (Check out our custom Budget Tool to help plan for your kitchen remodel.)
Kurt,
A few questions might help to identify your best options -
1) In what geographical region are you doing business?
2) Are you flipping, or are you a Realtor? A contractor?
3) Would you be doing any of the work yourself, and, if so, would you consider yourself as a novice, or more capable with remodeling projects?
Thanks!
